Based on the Consumer Expectations Survey of the Bangko Sentral ng Pilipinas (BSP), 17.1 percent of the 365 household respondents who received OFW remittances in Q1 2026 said they have used or allocated their remittances for the purchase or amortization of a home. The figure is higher than the 14.3 percent and 11.8 percent shares registered in Q4 2025 and Q1 2025, respectively. 

As buying a home comes with a hefty price tag, OFW homebuyers must ensure careful planning in making any decision regarding the purchase of a home and consider what factors matter to them the most in the long term. Here are some elements that OFW Homebuyers typically look for when purchasing a home:

A Good Location

Location is always a top consideration in buying any form of property. Deciding on a location for a property is dependent on its intended use. For OFWs who are building homes for their families while they continue to work abroad, choosing a location that offers convenience and access to basic establishments for their loved ones is a good choice. This would mean buying a home in areas closer to their children’s school or access to transportation hubs, in a bid to make daily life easier for their families while they are abroad.

In contrast, for OFWs who are returning to the country for good after years of sacrifice away from home, choosing a location near their relatives or hometowns is a popular choice. This will allow you to reconnect with family and friends and give you the opportunity to fill your home with new memories. 

Moreover, for those buying a home for investment purposes, choosing properties in emerging cities and growth corridors may offer a better value due to expected appreciation over time.

Developer Reputation

As many OFWs are unable to personally visit properties they are looking to buy, it is vital to choose a property developer with a good track record that they can trust. Home buyers typically look for developers with a history of delivering projects on time, clean titles, and transparent contracts. Additionally, those with responsive customer service that accommodates international time zones can also influence buyer confidence. Just as in any property purchase, legal due diligence is always a must. This involves verifying land titles and working only with PRC-licensed brokers, as well as ensuring clean documentation.

Safety and Security

Since OFWs spend long periods away from home, it is vital to choose a property and a location that ensures the safety and security of their family to offer them peace of mind while they remain abroad. This is why homes in gated communities with 24/7 security, CCTV systems, and controlled access are highly attractive among OFW homebuyers. Similarly, condominium developments with professional property management also appeal to OFWs because they reduce the burden of maintenance from afar.

Flexible and Accessible Financing

While many OFWs are often better positioned financially than their locally-employed counterparts, purchasing a home still requires a large investment, which not everyone can shell out money for right away. As budget remains a practical consideration for OFWs who work hard for their earnings, flexible payment schemes, low down payments, and manageable monthly amortizations are some offerings that OFWs look for. One of the most popular financing options among OFWs is the loan program offered by the Home Development Mutual Fund, or Pag-IBIG, due to its affordability and accessibility.
