How Ayala Land’s Cresendo is bringing a modern downtown to life in Tarlac
What makes a downtown? Buildings and roads may establish its physical form, but it is people who give it life—cyclists meeting for an early ride, families gathering over dinner, friends lingering outdoors at night, or a community coming together for a weekend event.
In Tarlac, those everyday rhythms are beginning to emerge at Cresendo, Ayala Land’s 290-hectare master-planned estate envisioned as a new downtown for the province.

At its heart is a 47-hectare urban core, planned as a place where commerce, leisure, and community life can converge. While much of Cresendo’s long-term vision is still unfolding, its downtown is already becoming a destination for people from the estate and surrounding communities.
A downtown taking shape
A growing mix of establishments is giving people more reasons to spend time there. MerryMart operates a 4,032-square-meter supermarket, while McDonald’s has become a recognizable gathering point with bike-friendly facilities. Dining, convenience, wellness, and lifestyle establishments continue to fill out the mix.

Cresendo’s shophouses add another dimension to the downtown. With commercial spaces on the lower floors and residences above, they bring business and everyday life closer together—a contemporary interpretation of the traditional town center, where different activities coexist within the same district.
But perhaps the clearest signs of community are happening outside the buildings.

Students are becoming part of this growing community as well, with places to meet and unwind after school. Cyclists and runners, meanwhile, have made Cresendo part of their routines, while weekend bazaars, busking, community gatherings and alfresco evenings add to the activity and growing sense of place.
“Cresendo is set to grow with the community around it. As businesses establish themselves, schools develop, and more families and residents become part of the estate, the different parts of everyday life can come together and support one another,” said Rica Balbido, Senior Project Development Head, Cresendo.
Creating space for community
That emphasis on everyday life is also reflected in the estate’s plans for open space. Cresendo has 46 hectares of roads and open spaces, with plans for a 1.5-kilometer Greenway featuring pedestrian and bicycle lanes. The Greenway is part of the planned seven-hectare River Terraces, envisioned as another place for recreation and community activity.

Future components of the downtown include a Town Plaza, market, retail areas, and church, further building on the idea of a traditional town center adapted for contemporary life.

Cresendo is still an emerging community. Yet before its full vision is realized, people are already beginning to gather, move, eat, exercise, and spend time there.
And perhaps that is where a downtown truly begins—not simply when the buildings are completed, but when people start making the place their own.
