A 54-year legacy of building places for progress and spaces for life earns global recognition
Federal Land, Inc., one of the Philippines’ leading real estate developers, has been named Real Estate Company of the Year at the 2026 International Business Awards, earning a Stevie Award in recognition of its achievements and contribution to the real estate industry.

The recognition comes as Federal Land marks 54 years of building places for progress and spaces for life. Established in 1972 by Dr. George S.K. Ty, the company has grown from a homebuilder into a full-range real estate developer with 140+ projects spanning Metro Manila, Laguna, Cavite, and Cebu. Its portfolio covers residential, commercial, retail, office, hospitality, and master-planned communities through Federal Land Communities.
A Full-Range Developer with a Distinct Legacy

As the property arm of GT Capital Holdings, the same company behind Metrobank and Toyota Motor Philippines, Federal Land combines a strong Philippine heritage with global partnerships and international expertise. Over more than five decades, it has helped shape some of the country’s most recognizable landmarks and destinations, including Grand Hyatt Manila, MITSUKOSHI BGC, The Seasons Residences and Metrobank Financial Center in Bonifacio Global City, Marco Polo Plaza Hotel in Cebu, The Grand Midori Ortigas in Pasig, and GT Tower International in Makati to name a few.

Its portfolio reflects an approach that goes beyond individual buildings. Through Federal Land Communities, the company develops integrated, master-planned destinations that bring together homes, workplaces, retail, hospitality, recreation, and open spaces—creating environments where people can live, work, connect, and thrive.
Global recognition

The International Business Awards recognition is complemented by another Stevie Award for Most Innovative Company of the Year, recognizing Federal Land’s continued efforts to improve how it develops, operates, and creates value for customers and communities.
The honors build on a Gold Stevie Award received at the Stevie Awards for Great Employers, where Federal Land was named Employer of the Year (Real Estate). Together, the recognitions underscore the company’s strength across three interconnected areas: its real estate business, its culture of innovation, and its people.

Commitment that endures
Federal Land President Jose Mari Banzon said the recognition reflects a commitment that has remained central to the company throughout its evolution.
“After 54 years, our commitment remains clear: to create places that make a meaningful difference in people’s lives and communities. We continue to challenge ourselves to innovate, raise our standards, and build with purpose, while staying true to the values that have guided Federal Land from the beginning. These awards affirm that our people, our partnerships, and our commitment to excellence continue to move us forward,” Banzon said.
Building the Next Chapter
As Federal Land moves into its next chapter, the latest international recognitions affirm the enduring relevance of its approach: combining a 54-year foundation with innovation, global partnerships, and a deep understanding of the communities it serves.
