MidPark Towers has officially completed its final turnover, marking a significant milestone for the D.M. Wenceslao Group and the continued growth of Aseana City as an integrated mixed-use district.
PhilSTAR Property attended the inauguration, turnover ceremony, and media briefing held at MidPark Towers, where company executives, partners, and stakeholders gathered to celebrate the completion of the four-tower residential development.
During the media briefing, Delfin Angelo Wenceslao, President and CEO of the D.M. Wenceslao Group, described the project as an important component of the company’s broader vision for Aseana City. Launched in 2019, MidPark Towers has already achieved approximately 70 percent take-up despite prevailing market conditions, a level Wenceslao described as stabilized for the development.
MidPark Towers comprises 669 residential units across the Howell, Pine, Mercer, and Malden towers. Wenceslao noted that it is the largest residential project undertaken by the D.M. Wenceslao Group to date.
For Wenceslao, however, the project represents more than the delivery of condominium units.
“We’d like to believe that we’re actually selling Aseana City, and this is just one of the elements,” he said.
Located within Aseana City, the development offers convenient access to business districts, transportation hubs, retail establishments, and lifestyle destinations across Metro Manila. Wenceslao explained that MidPark Towers forms part of a larger ecosystem that integrates residential, office, retail, transportation, and lifestyle components within a single district.
“It’s all one holistic development, and I think that’s what resonates with the type of buyers that we want,” he added.
According to Wenceslao, many buyers are end-users, with young families comprising a significant portion of residents. To address their needs, the development was designed with larger unit cuts and a range of family-oriented amenities.
Among these are swimming pools, a fitness gym, private and business lounges, function rooms, a children’s play area, and a daycare center, creating a residential environment geared toward long-term living and community-building.
The completion of MidPark Towers comes amid ongoing discussions about residential vacancies in parts of Metro Manila, particularly within the Bay Area. Wenceslao believes integrated developments have a distinct advantage because they provide residents with more than just housing.
He noted that D.M. Wenceslao has invested in infrastructure and services that support everyday life within Aseana City, including transportation connectivity, security, retail accessibility, and public spaces.
“Mixed-use townships have a distinct advantage over one-off developments,” Wenceslao said. “The whole is more than the sum of its parts. That’s what city development for us is.”
The inauguration ceremony was led by D.M. Wenceslao Group Chairperson Dr. Sylvia Wenceslao together with project partners and company executives, symbolizing the completion of a development that has become a major residential component of Aseana City.
With the final tower now turned over, MidPark Towers enters a new phase as residents begin to shape the community and bring the development to life.
The milestone further strengthens Aseana City’s growing residential base as D.M. Wenceslao continues to expand the district’s mix of residential, commercial, office, and lifestyle developments. For the company, MidPark Towers represents not just the completion of a project, but another step toward building a more connected and integrated urban community within Manila’s Bay Area.
