In the world of real estate, we often say that a sleek lobby and a building’s glass curtain wall are what attract buyers and tenants. While true, these are merely first impressions. The factor that determines a unit’s salability, tenant retention, and the investment’s lifecycle rests largely on the unglamorous but essential Operations and Maintenance (O&M).

In an era of inflationary pressures, labor costs, and aging infrastructure, the approach to O&M is no longer a “back-of-house” concern; it is a competitive necessity.

O&M is the primary interface between the property management and the owners/residents. Every work order either builds trust or breeds resentment. Property managers must be obsessed with two Key Performance Indicators: 

• Response Time: How quickly is the request acknowledged; and

• Water Stewardship: Beyond low-flow fixtures, we should look at lowering water consumption and leak detection systems that prevent the silent “bleeding” of resources.

Vendor ecosystem

In the Philippine context, few properties are maintained in-house. Therefore, excellence in O&M is a function of proper and efficient Vendor Management. This requires rigorous auditing of service providers—whether for janitorial, security, or specialized elevator care. We must treat vendors as strategic partners, ensuring their Service Level Agreements are aligned with the building’s long-term performance goals.
