Market! Market! set for a new chapter as subway reshapes BGC

Market! Market!’s role in Bonifacio Global City (BGC) is set to expand as the future Metro Manila Subway station takes shape within the property, reviving an idea that dates back to Ayala Land’s original 2000 master plan for “Convergence Square.”

The mixed-use concept was envisioned around the intersection of retail, public transit, and civic space. More than two decades later, the property is poised to become home to the Bonifacio Global City Station, linking BGC to major gateways including the Ninoy Aquino International Airport (NAIA).

BCDA’s transit-oriented development (TOD) plans will also repurpose part of Market! Market!’s Central Plaza to accommodate the subway infrastructure, strengthening the property’s role as an intermodal destination for the district.

“With BCDA’s transport-oriented development plans and the future Metro Manila Subway station within the property itself, Market! Market! can evolve from one of BGC’s important gateways into an even more vital point of connection—bringing together rail, road, commerce, work, and everyday life in one of Metro Manila’s most dynamic business districts,” Dy said.

Investment supports Market! Market!’s next phase

The planned transformation is backed by a newly finalized lease agreement between the Bases Conversion and Development Authority (BCDA) and Ayala Land Inc.-led Station Square East Commercial Corporation (SSECC).

SSECC will continue operating Market! Market! for another 12 years and seven months beginning June 5, 2027, with a committed capital investment of P1 billion for the modernization of the established commercial center and its preparation for major mass transit infrastructure.

Dy, chairman of Station Square East Commercial Corporation and president and CEO of Ayala Land Inc. “For us, renewal does not simply mean building something new. Positioning Market! Market! for BGC’s next phase

For BCDA President and CEO Joshua M. Bingcang, the extended partnership is also tied to the agency’s objective of maximizing the economic and social value of government assets.

“Market! Market! has long served as an accessible bridge connecting everyday Filipinos to the opportunities within BGC. As we integrate major mobility infrastructure such as the Metro Manila Subway into this development, BCDA and Ayala Land are together building a seamless, future-ready urban center that truly serves the public,” he said.

The reinvestment reflects Ayala Land’s strategy of strengthening key assets over the long term while supporting the administration’s “Build Better More” agenda for modern mass transit and sustainable urban growth.

From its beginnings as a pioneering BGC commercial center, Market! Market! is now positioned for a broader role—serving as a retail, mobility, and community hub as the business district enters its next phase.
