The Seasons Residences marks a new milestone with Aki Tower and The Guest House

At The Seasons Residences in Bonifacio Global City, Japanese design and Filipino ways of living have come together in a community that continues to take shape.

PhilSTAR Property recently attended the inauguration of Aki Tower, the third of the development’s four residential towers, and the opening of The Guest House—the latest milestone for the Japanese-inspired development by Federal Land, Inc., Nomura Real Estate Development Co., Ltd. and Isetan Mitsukoshi Holdings Ltd.

For Alfred V. Ty, chairman of Federal Land, Inc., the occasion underscored the partnership behind the project.

“For Federal Land, The Seasons Residences is more than just a residential project,” Ty said. “It is the result of a meaningful collaboration between the Philippines and Japan, and of a shared vision to bring two cultures together in a distinctive way.”

More than a decade since the partners first came together, close to 1,000 residents now call The Seasons Residences home.

“For us, this is perhaps the most meaningful measure of how far this partnership has come—not simply the buildings that we have completed, but the community we are building together,” Ty said.

Building through partnership

The Seasons Residences is tangible proof of that exchange, bringing Japanese principles of design, craftsmanship, technology and efficiency together with the needs, values and lifestyles of Filipino residents.

Responding to a question from PhilSTAR Property during the media briefing, Ty reflected on what the partnership could teach businesses, particularly amid today’s geopolitical uncertainties.

“It really takes a lot for a local company to open up and be willing to accept new ideas from others,” Ty said. “That acceptance—the ability to partner, to share and exchange ideas—has to be first and foremost.”

He added that collaboration also requires openness to different perspectives.

“From your side, you have to be open to accepting criticism as well,” he said. “Those things have proven to be even more valuable lessons to all of us because of what is happening geopolitically.”

For Masao Toba, general manager of the Overseas Business Division of Nomura Real Estate Development Co., Ltd., that collaboration has been a process of mutual learning.

“Our people worked together, learned from each other and gradually became one team,” Toba said.

The relationship has since grown beyond The Seasons Residences. Federal Land and Nomura Real Estate Development went on to establish Federal Land NRE Global, Inc. (FNG), extending their collaboration to new residential developments in the Philippines.

Hamada Maya, minister-counsellor of the Embassy of Japan in the Philippines, likewise saw a larger meaning in the development.

“It is profoundly meaningful to me that Japanese culture and sensitivity harmonize with the landscape here in the Philippines, creating new value and breathing life into people’s everyday existence,” Hamada said.

Ultimately, Ty brought the story back to the community: “What gives this journey meaning is our residents.”

With Aki Tower and The Guest House, The Seasons Residences offers another tangible expression of what a long-term partnership can create when two cultures bring their strengths, ideas and traditions to a shared vision.

A closer look at The Seasons

The four-tower The Seasons Residences takes inspiration from Japan’s four seasons—Haru, Natsu, Aki and Fuyu—bringing Japanese design, technology and space efficiency together with Filipino lifestyles and sense of community.

Aki Tower, inspired by “Creative Autumn,” features spaces for work, wellness and gathering, including a business center, function room, culinary station, gym, outdoor terrace and contemplation garden.

The newly opened Guest House brings omotenashi, the Japanese spirit of thoughtful hospitality, into the community. Exclusively available to homeowners and their guests, it features four bedrooms, including a tatami room, along with living and dining areas, a kitchen and garden.
