Federal Land’s Developer of the Year recognition reflects more than five decades of building across markets, cities, and generations
For more than five decades, Federal Land, Inc. has built across changing cities, evolving markets, and generations of Filipinos. Its recognition as Developer of the Year 2026 at the Philippines Real Estate Awards offers a moment to look at how that legacy has grown and where it is headed next.
Founded by the late Dr. George S.K. Ty, Federal Land has grown from its beginnings in the 1970s into the real estate arm of GT Capital Holdings, Inc., with more than 140 projects nationwide spanning residential, office, commercial, retail, hospitality, and township developments.

As the company approaches its 55th year in 2027, the recognition offers a timely perspective on how that legacy continues to take new forms.
Places for progress, spaces for life
For Federal Land Chairman Alfred V. Ty, development has always been about more than the structures themselves.
“Real estate is not simply about structures. It is about imagining possibilities, and then having the courage and discipline to turn those possibilities into places that matter to people,” Ty said.
That commitment is evident across different markets and development formats.
In Bonifacio Global City, Grand Central Park brings together Grand Hyatt Manila, Metrobank Financial Center, The Seasons Residences, and MITSUKOSHI BGC. The latter two also reflect Federal Land’s pursuit of international partnerships, developed through collaborations with Japan’s Nomura Real Estate Development and Isetan Mitsukoshi Holdings.
In 2022, Federal Land further deepened its Japanese partnership by establishing Federal Land NRE Global, Inc. (FNG), its joint venture with Nomura Real Estate Development, bringing Filipino and Japanese expertise together on projects including Yume at Riverpark and The Observatory.
From developments to communities
Federal Land’s footprint extends beyond Metro Manila. In Cebu, its partnership with Wharf Hotels produced Marco Polo Residences, building on a presence in Nivel Hills that has developed over nearly two decades.

The launch of Federal Land Communities (FLC) in 2023 also formalized the company’s move toward integrated, master-planned, multi-use developments. Its communities include the 600-hectare Riverpark in General Trias, Cavite; Meadowcrest in Biñan, Laguna; Met Park in Pasay; Grand Central Park in BGC; and Marikina Town Center.

Building with purpose
That breadth is reflected in Federal Land’s awards this year. Its eight recognized projects range from starter homes and transit-oriented residences to investment properties, retail, mixed-use development, and community-centric design.
For Federal Land President Jose Mari Banzon, the common thread remains purpose.
“After 54 years, our commitment remains clear: to create places that make a meaningful difference in people’s lives and communities,” Banzon said. “We continue to challenge ourselves to innovate, raise our standards, and build with purpose, while staying true to the values that have guided Federal Land from the beginning.”
As Federal Land approaches its 55th anniversary, Developer of the Year recognizes what has already been built while pointing toward what comes next—a legacy expressed across different places, communities, and ways of living.
