Federal Land’s award-winning developments show the breadth of a portfolio spanning mixed-use destinations, first homes, investment properties, and community-centered design
What people look for in a place to live can vary as much as people do. A first home calls for something different from an investment property; a family community serves a different purpose from a mixed-use destination. Federal Land’s award-winning developments reflect this range.
Across Metro Manila, Cebu, and Laguna, the winning developments span different markets, locations, and ways of living—from a Japanese-inspired mixed-use destination in BGC to starter housing in Marikina and a community designed around walkability and open space in Biñan.
Together, they show how one developer’s portfolio can respond to very different ideas of what people need from a home, neighborhood, or destination.
Bringing Japan to Manila

The Seasons Residences | Best Mixed-Use Development
In Grand Central Park, BGC, The Seasons Residences brings together Japanese design efficiency and Filipino hospitality.
Developed by Federal Land with Nomura Real Estate Development and Isetan Mitsukoshi Holdings, its four towers—Haru, Natsu, Aki, and Fuyu—take their names from Japan’s four seasons.
Its podium anchors MITSUKOSHI BGC, while amenities continue the Japanese influence through features including a swimming pool, multimedia room, golf simulation room, and a dedicated Zen-inspired wellness floor. Haru and Natsu have already been turned over to residents, while Aki was recently inaugurated.
The project also represents the value of relationships built over time. Federal Land Chairman Alfred V. Ty has described the partnership’s origins as an eight-year process that began with a 20134 courtesy visit from Nomura executives.
MITSUKOSHI BGC | Best Retail Development

At the podium of The Seasons Residences is another award winner: MITSUKOSHI BGC, the Philippines’ first and only Japanese mall.
The development brings the heritage of one of Japan’s oldest department-store groups to the Philippines. Residents enjoy exclusive elevator access to MITSUKOSHI BGC at the podium level. From Japanese grocer MITSUKOSHI Fresh, to beauty house MITSUKOSHI Beauty, sports apparel Pearly Gates, premium shoe store ABC Mart, home retailer Nitori, bookstore Kinokuniya x Fully Booked, and the interactive Bandai Gashapon, beloved Japanese brands are within reach.
Homes for different stages of life
Valencia Hills Tower E | Best Mid-Range Development

In New Manila, Valencia Hills Tower E offers condominium living within one of Quezon City’s long-established residential districts.
The ready-for-occupancy development is centrally located where Quezon City and San Juan converge, offering residents a vibrant cityscape and quick access to the destinations families value most. Top schools, including Xavier School, La Salle Greenhills, Immaculate Conception Academy, and St. Paul College, are within easy reach, ensuring children spend more time at home than commuting. Business districts such as Ortigas Center and Makati CBD are just a short drive away, while Manila’s historic downtown remains accessible for work and commerce.
Its proposition combines the character of an established neighborhood with the convenience of contemporary condominium living.
Siena Towers | Best Starter Home Condominium

At another point in the homeownership journey is Siena Towers, a two-tower, ready-for-occupancy development within Marikina Town Center.
Positioned for first-time buyers, the development combines Marikina’s suburban character with condominium convenience. Its wider community includes a FIFA-certified football field, weekend markets, S&R Marikina, Uniqlo Marquinton, and several food and retail establishments.
As Federal Land noted in its acceptance message, a first home can represent “the beginning of a new chapter filled with hope and dreams for the future.”
Designed around connection
Quantum Residences | Best Transit-Oriented Development

Along Taft Avenue in Pasay, Quantum Residences builds its proposition around connectivity.
Quantum Residences’ highly networked, strategic location near the intersection of Taft Avenue and Sen. Gil Puyat (Buendia) Avenue, where city buses and jeepneys regularly ply. It is also just a 10-minute walk from the LRT-1 Gil Puyat Station, making traveling easier and faster. Major universities such as De La Salle University, De La Salle-College of Saint Benilde, St. Scholastica’s College, and the University of the Philippines Manila Campus, as well as the central business districts of Makati, Pasay, and Manila.
With work and school just a short commute away, residents gain back valuable time for personal interests and experiences that enrich their everyday life.
Investing in place
The Grand Midori Ortigas | Best Investment Property – Metro Manila

Designed by internationally renowned Japanese architecture firm Tange Associates, The Grand Midori Ortigas brings an international design pedigree to one of Metro Manila’s established central business districts.
The two-tower development sits at Exchange Road and Jade Drive in Ortigas Center, with access to EDSA, MRT-3 Ortigas Station as well as major commercial, educational, and medical destinations.
At the heart of The Grand Midori Ortigas is a residential experience inspired by the Zen philosophy of creating harmony between architecture, nature, and everyday life. Its thoughtfully designed spaces and landscaped surroundings offer residents a sense of calm and respite within the energy of the city.
Marco Polo Residences | Best Investment Property – Metro Cebu

In Nivel Hills, Cebu City, Marco Polo Residences brings together hillside living, panoramic views, and the established hospitality of the Marco Polo brand.
Located beside Marco Polo Plaza Cebu, it was the first branded residential development in Cebu. Four towers have been completed, while Marco Polo Parkplace, its fifth and final residential tower, was recently topped off.
Marco Polo Residences builds on Federal Land’s nearly two-decade presence in Cebu, offering residents a distinctive combination of hotel-inspired living, scenic views, and an established address.
Putting community at the center
Hartwood Village | Best Community-Centric Design

At Meadowcrest in Biñan, Laguna, Hartwood Village shifts the emphasis toward community planning.
The 11-hectare development draws inspiration from the Danish concept of hygge and is organized around pedestrian mobility, connectivity, and open space rather than maximizing lot density.
With 44 percent open space, amenities include a clubhouse, pet park, great lawn, and pocket parks.
Hartwood Village is also the pioneer residential address within the 48-hectare Meadowcrest, which follows a “15-minute community” planning concept intended to place everyday needs and experiences within convenient reach.
One portfolio, different possibilities
Taken together, the eight winning projects demonstrate why Federal Land’s award cannot be reduced to one flagship development.
They encompass first homes and premium residences, transit-oriented living and investment properties, retail and mixed-use destinations, and community-focused design.
They also trace Federal Land’s broader evolution: from individual buildings to interconnected communities, from local development to international collaboration, and from a company built on more than five decades of experience to one preparing to carry that legacy into its 55th year and beyond.
