Ayala Malls powers greener retail spaces across its portfolio

Developers are placing greater focus on operational resilience and long-term efficiency as rising energy costs and climate-related pressures continue to reshape the property sector. For Ayala Malls, the same direction has become part of how its commercial developments are planned and managed across the country.

The company said sustainability measures have long been integrated into its mall operations, from renewable energy sourcing to energy-efficient systems and green building strategies designed to support long-term performance.

A significant part of it centers on renewable energy adoption. As of 2025, 98 percent of Ayala Malls’ portfolio operates on renewable energy, with 31 malls already transitioned through accredited Retail Electricity Suppliers or Renewable Energy Suppliers. Renewable electricity consumption across these properties is supported by International Renewable Energy Certificates (iRECs), which provide third-party verification of renewable sourcing.

The shift has also translated into operational savings. Ayala Malls estimates that its renewable energy initiatives could generate up to P180 million in annual savings while reducing dependence on conventional power sources amid fluctuating energy prices.

“Renewable procurement is only one part of our energy framework,” said Paul Birkett, Chief Operating Officer of Ayala Malls. “We take a diversified approach, combining clean power sourcing with on-site generation to improve resilience, manage risk, and support stable, long-term energy performance across our malls.”

Alongside renewable sourcing, Ayala Malls continues to expand its on-site solar installations. At present, 13 malls have solar rooftops with a combined installed capacity of approximately 15.3 megawatts peak (MWp). Another 19 malls are currently under bidding or discussion stages for additional installations that could add around 20 MWp in capacity.

The company said the phased rollout reflects a portfolio-wide strategy focused on strengthening energy resilience while reducing reliance on centralized power systems.

Beyond renewable energy, Ayala Malls has also implemented measures aimed at improving operational efficiency across its properties. Despite an eight-percent increase in total electricity consumption in 2025 due to new mall openings, redevelopments, and higher occupancy, common area energy use declined compared to the previous year through engineering interventions and operational adjustments.

Energy intensity across the portfolio was recorded at 76.6 kWh per square meter, supported by systems such as LED lighting upgrades, sensor-based controls, high-efficiency chillers, variable-frequency drives, and passive cooling features, including natural lighting and ventilation.

The sustainability strategy also extends to new developments. Ayala Malls said all upcoming projects are required to pursue green pre-certification and evaluate the inclusion of solar roofing, water reuse systems, and recycled materials during the planning stage. By 2025, six new projects had already secured EDGE pre-certification.

The cumulative impact of these initiatives is reflected in the company’s environmental metrics. Ayala Malls reported total greenhouse gas emissions of 24,068 tCO2e in 2025, while water management programs reduced water consumption by 11 percent year-on-year despite improving occupancy levels. The company also said 41 percent of solid waste was diverted from landfills, exceeding internal targets.

“Sustainability is integral to how we operate as a business,” said Birkett. “Through responsible infrastructure, energy-efficient systems, and consistent operating standards, we create environments where tenants perform better, communities stay engaged, and our assets remain resilient and competitive over the long term.”

Ayala Malls said these initiatives are part of a broader approach to future-proofing its assets as energy markets, regulations, and climate conditions continue to evolve. Beyond meeting sustainability goals, the company said the measures also help support operational stability for merchants and maintain the overall mall experience for consumers.
