From resort-style living to resort destinations

DMCI Homes brings its development philosophy to the leisure and hospitality market with Solmera Beach Park Resort

For years, DMCI Homes has built its residential communities around the idea of resort-style living. Now, the developer is taking that concept a step further—into actual resort destinations.

Solmera Beach Park Resort rises along the coastline of San Juan, Batangas, bringing together accommodations, recreation and events facilities within the Solmera Coast beachfront estate.

In San Juan, Batangas, the company is developing Solmera Beach Park Resort, an integrated leisure and events destination within the 7.5-hectare Solmera Coast beachfront estate. Targeted to open in February 2027, the resort will bring together accommodations, recreation, dining, wellness and events facilities in one coastal destination.

Developing destinations closer to home

For DMCI Homes President Alfredo Austria, Solmera also reflects an opportunity to make better use of the Philippines’ natural destinations.

“Ang daming magagandang places in the Philippines, pero hindi maganda ’yung pagka-develop,” Austria said in an interview with PhilSTAR Property during a media preview of the development. “What we hope is magkaroon ng more developments like this in the Philippines para ma-enjoy naman ng mga countrymen natin. Hindi na sila kailangan pumunta abroad to enjoy such places.”

He summed it up simply: “Sayang ’yung ganda ng Pilipinas kung hindi nade-develop nang maganda.”

Austria points to the Beach Park as his favorite part of Solmera, drawing from his own experiences visiting well-designed waterfront parks abroad.

“Usually, nilalagyan ng maraming structures by the beach. Sayang ’yung ganda, hindi mo ma-appreciate,” he said.

Guest accommodations at Solmera Beach Park Resort are designed for individuals, families and groups, complementing the development’s leisure and events offerings.

For Solmera, the idea is to allow the coastal setting itself to become part of the experience.

“I think it would be quite unique, and it’s about time na ’yung mga Beach Park na na-enjoy in other countries, sa atin ma-enjoy din ng mga Pilipino,” Austria said.

A new chapter for DMCI Homes

Solmera also represents a broader strategic move for DMCI Homes. The company has formed DMCI Hospitality and Leisure Inc., operating under the DMCI Resorts brand, to manage the hotel and resort components of properties under DMCI Homes Leisure Residences.

Landscaped open spaces and pathways lead toward the beachfront at Solmera Beach Park Resort, reflecting the development’s emphasis on outdoor leisure and its coastal setting.

The move builds on the developer’s experience creating resort-inspired residential communities, while expanding that model into professionally managed, full-scale leisure destinations.

Solmera itself is designed not only for vacationers but also for corporate groups, conferences, celebrations and other gatherings, tapping opportunities in both leisure and the MICE market.

“We see strong potential where leisure and meetings naturally converge,” Austria said. “Having convention facilities enables our developments to cater to both segments.”

The strategy is also extending beyond Batangas. DMCI Homes is developing Moncello Crest, an eco-agri resort condotel in Tuba, Benguet, while another nature park development is in the pipeline in Calamba, Laguna.

For DMCI Homes, Solmera thus marks a transition from creating homes that feel like resorts to building—and operating—leisure destinations of its own.
